Smaller glass eyes would look more authentic, and me thinks you were a little heavy handed with the nail polish.
I think the bulging eyes may by down the rabid rabbit being sat on what appears to be a garland
And what have you been doing, looking up to the sky, in this seldom used back street. Have you not heard of Public Conveniences, or don’t you have them in the North East?

I think I’m spotting a trend here - the shy swan, with plumptious white down, and a filthy upside down neck; the vampire rabbit, with leather hide, salivating fangs, wolverine claws, mad bulls eyes.

The address of this building is actually Dean Street which means the vampire rabbit is over looking the rear entrance doorway at the rear of St Nicholas Cathedral. The architects involved in building this office block in 1899 and renovation in 1901 are Oliver, Leeson and Wood. It is a listed building and the entrance is described as, the “rear has free Baroque doorcase with large oculus above drip mould over has large sculptured HARE finial”.
I can only conclude that the vampire rabbit is in fact a hare.
